The late "Power Rangers" star Jason David Frank's karate school has allegedly fallen way behind in rent since his death ... and now the landlord is taking the school to court.

According to the docs, obtained by TMZ, Jason's Rising Sun Karate in Valencia, CA is getting sued by Valencia Marketplace, the shopping mall where the dojo's located. The suit claims Jason and co. are tenants under a couple of leases -- the original of which dates back to around 1998.

The problem, according to the docs, is that Rising Sun stopped paying rent around November and December 2022 -- you'll recall, Jason died on November 19, 2022. Valencia Marketplace says it served the company a written notice of its running balance that was owed back in March, but says the balance was never paid.

The shopping mall's now seeking a whopping $47,347 in unpaid rent from Rising Sun Karate.

DC Young Fly is breaking his silence on the death of his longtime partner, Jacky Oh!, calling her the greatest mother he's ever known ... and promising to tell their kids how amazing she was for the rest of their lives.

DC took to Instagram, posting a series of photos of their family, and writing, "I wasn’t in no rush to post this because I wanted it to be a dream so bad but every hour I’m reminded of realty so I wanna make sure I applaud you in the proper manner."

He says, "You are the GREATEST MOTHER I KNOW your soul was beautiful Yu always wanted the best for others and I admired how our family love each other!!! Never had to worry about our kids loving each other cause you were on top of Dat!!!"

DC also shared some details of the couple's last convo, revealing he said he'd pray for her -- though it's not exactly clear why he felt the need to do so.

He continues, "LOVE YOU FOREVER jus know we goinn harder than ever and GOD is in control and he got us covered."

TMZ broke the story, Jacky died in Miami last week.

While her cause of death is currently unclear, online reports said she was in the city for some sort of "Mommy Makeover" cosmetic procedure.

Adam DeVine has a horrifying story to tell about a poker party turning tragic in the Hollywood Hills -- a man was shot and killed, with Adam and his wife just across the street.

The "Pitch Perfect" star shared his experience during a live taping of the "This Is Important" podcast Wednesday night with his "Workaholics" costars Blake Anderson, Anders Holm, and Kyle Newacheck -- and it might not have been the best setting for such a serious tale.

Adam says he was chillin' on a balcony at home with his wife Chloe Bridges when the murder happened just across the way from him, leaving him in shock.

Adam says he called it, too -- believing some "dastardly s***" was happening at the boujee poker party. Of course, the podcast hosts and crowd still found the ordeal a little funny, with Blake punching up the story with sound effects. Actually, it seems like the crowd thought Adam was doing a bit.

He didn't get into specifics about the crime, but KTLA reported 39-year-old Emil Lahaziel was gunned down just after 2 AM Wednesday morning at a Hollywood Hills poker party.

It's unclear if Adam actually witnessed the shooting ... if he did, he left that part out.

Pat Robertson, the legendary Christian philanthropist and radio broadcaster who once ran for President, has died.

According to a press release issued by the Christian Broadcasting Network ... Robertson passed away Thursday in his Virginia home as family gathered around him. His cause of death was not disclosed.

Robertson enjoyed a long illustrious career in TV, politics and religion. Decades ago, he first launched a small TV station and soon transformed himself into one of the most influential Christian commentators in the nation. He became known as both a religious leader and culture warrior.

Over the years, he founded the Christian Broadcasting Network (CBN), which was home to the immensely popular "The 700 Club." He also created the Christian Coalition, which was credited with helping bring American evangelicals to the modern Republican Party.

Robertson became a household name when he ran for the Republican presidential nomination in 1988, but lost to George H.W. Bush, who went on to become the commander in chief. Still, Robertson stayed close to politics, getting conservative Christians behind H.W.'s son, George W. Bush, and Donald Trump for their Presidential bids.

Tupac Shakur would be pleased to know some of his running mates are among the hundreds of fans who turned out to see his Hollywood Walk of Fame Star cemented into history!!!

TMZ Hip Hop linked with Treach of Naughty By Nature and former Death Row singer Danny Boy ... who both recalled fond memories of the late rap megastar.

Treach and Tupac were often seen running together, and the "Hip Hop Hooray" rapper says he witnessed Pac accomplish more in 25 years than most people do in a lifetime!!!

We also picked Treach's brain about Pac's hypothetical reaction to seeing him play "Nino Brown" in the stage adaptation of "New Jack City" ... which brought a smirk across the New Jersey native's face.

Treach, who was chilling with ex-Death Row artist K-Dubb at the ceremony, says Pac without a doubt used Nino to channel his unforgettable role as "Bishop" in the 1992 hip hop thriller "Juice" ... and would've loved to see his performance!!!

Danny Boy is currently eyeing his musical comeback and wishes he had some unreleased Pac vocals to add to his album, but does believe some unheard raps still exist.

He was joined by several Death Row producers such as LA Buck ... who also shared their love for Pac and cited an unforgettable studio session at Can-Am Studios as his most fond memory of the late legend.

That's Sgt. Slaughter on the death of his rival turned stable partner, and most importantly close friend, The Iron Sheik ... who passed away at the age of 81 on Wednesday.

TMZ Sports talked to the WWE Hall of Famer about his friend's passing ... from Sheik's impact on the sport (and some of its biggest stars like Hulk Hogan) to how they met decades ago.

"I met [Sheik] when he was going through the training camp in Minnesota with Verne Gagne, along with Ric Flair," Slaughter explained, talking about his first interaction in the 1970s with the Iranian-born wrestler.

FYI, Gagne was a trainer and promoter who ran the Minneapolis-based American Wrestling Association (AWA).

Sgt. says he became fast friends with Sheik and the guys even worked together at his dad's roofing company.

The Iron Sheik was one of the greatest heels pro wrestling has ever seen and, although he was playing a character, fans take this seriously. We asked Slaughter if the hate ever got to Sheik.

"Never difficult [on Sheik]. It fueled the fire. It just fueled the fire," the HOF told us.

Slaughter also talked about Sheik's love for his family -- his wife and kids.

"He was a character. I was a character. But we both had families and we loved our families."

Tragically, Sheik lost one of his daughters in the early 2000s ... and despite missing his friend, Sgt. Slaughter, fighting back tears, says he's happy knowing he'll finally be reunited with his child.

"God bless him. He's finally gonna see his daughter that he lost. Love you Sheik. Love you forever."

The BMX community is devastated after rider Pat Casey's shocking death on Tuesday ... with stars like T.J. Lavin, Daniel Dhers and more sharing their condolences.

29-year-old Casey passed away after crashing his motorcycle while attempting a ramp jump at Slayground Motocross Park near Ramona, CA which is owned by X Games gold medalist Axell Hodges.

Police and fire responded around 2:45 PM and attempted life-saving measures ... but unfortunately, he was pronounced dead at the scene. The accident is now under investigation.

Lavin, MTV's "The Challenge" host, shared a touching tribute to Casey ... saying, "The world lost one of the baddest to ever do it. I’m so sorry for his wife and kids."

"@patcaseybmx will forever be remembered for the down to earth sweetheart of a guy that he was. #bmxfamily."

Dhers also shared a pic of Casey with the caption, "Descansa en paz Pat."

6-time X Games gold medalist Kyle Baldock gave a heartfelt farewell ... adding, "I can’t believe I’m writing this, today we lost an Icon! Pat thank you for blessing all of us with your kind and loving personality."

"You are the toughest person I have ever met, we have been friends since ASA days which is like 10 years ago and you always have inspired me to go harder. We all will miss you so much it doesn’t seem real."

"I love you bro and my thoughts are with your whole family and friends. Rest Easy Pat ❤️❤️"

The X Games also posted ... saying, "We are deeply saddened by Pat Casey’s passing and our thoughts and prayers go out to his wife, children, parents and siblings."

"A true legend in the action sports community, Pat will always be a member of the X Games family and an inspiration to everyone’s life he touched."

Pat had a decorated career ... going pro at just 14 years old. He was known for nailing and creating tricks that many thought were impossible.

Pat is survived by his wife, Chase, and their two children.

Angela Yee was no fan of B. Simone's attempt of turning her pain into profit mourning her bestie Jacky Oh's death ... and called her out on the air about the issue.

Angela and Jasmine Brand were discussing the viral fallout Wednesday from B. Simone's recent call to her Instagram close friends' circle ... where she encouraged followers to join her behind a paywall to get a glimpse of her grieving process.

Fans were calling for B. Simone's head this week over the post and Angela thinks the social media influencer's timing couldn't have even been more off, despite being broken up over Jacky's abrupt passing.

TMZ broke the story ... Jacky died in Miami, and since-deleted photos of her with a cosmetic surgeon have caused fans to believe she may have died following some kind of procedure.

D.C. Young Fly, Jacky Oh's longtime partner and father to her three kids, broke his silence this week in a statement ... "We thank everyone for their well wishes and ask for privacy during this difficult time.”

The white woman who shot and killed her Black neighbor -- a mother of 4 -- is getting off easy when it comes to charges ... so says attorney Ben Crump and the victim's mother, who both say race is very much a factor.

Crump and Pamela Dias joined us Wednesday on "TMZ Live," to reveal everything that led up to Friday's tragedy. Police say 58-year-old Susan Louise Lorincz opened fire through her front door, killing 35-year-old Ajike Owens, who was knocking on the door to defend her kids.

Lorincz was arrested Tuesday night, and charged with 2 counts of assault, battery, culpable negligence, and manslaughter. That last charge is offensive to Pamela, as she firmly believes her daughter was murdered.

Crump pointed out prosecutors still have the discretion to upgrade the charges against Lorincz, and he says that's warranted in this case.

Pamela and Ben claim Lorincz has been tormenting neighborhood kids -- including Ajike's -- for years about an open field where they play. They say her anger was completely unwarranted as Lorincz didn't own the land, which is adjacent to her apartment.

Perhaps most tragically, Pamela says 2 of her grandkids witnessed their mother get shot.

And, Crump says he has no doubt racism is a critical factor in this case -- he claims Lorincz has hurled epithets and insults at kids on previous occasions.

Wrestling legend The Iron Sheik, a former heavyweight champ and WWE Hall of Famer, has died at the age of 81, reps for the wrestler announced.

"Today, we gather with heavy hearts to bid farewell to a true legend, a force of nature, and an iconic figure who left an incredible mark on the world of professional wrestling. It is with great sadness that we share the news of the passing of The Iron Sheik, but we also take solace in knowing that he departed this world peacefully, leaving behind a legacy that will endure for generations to come," a statement on his social media page read.

Sheik, real name Hossein Khosrow Ali Vaziri, was born in Iran in 1942 and was known as one of the biggest heels to ever step foot in the squared circle. He was also a former champ, beating Bob Backlund in 1983 and securing the title.

The Iron Sheik was one of Hulk Hogan's first rivals ... and it was Hogan who ultimately defeated Sheik for the belt, giving rise to Hulkamania.

Sheik was also a WWF Tag Team champion, winning the strap with Nikolai Volkoff in 1985.

In 2005, Sheik was inducted into the WWE Hall of Fame by Sgt. Slaughter, longtime rival and former partner.

World Wrestling Entertainment released a statement on his passing, saying "WWE is saddened to hear of the passing of WWE Hall of Famer The Iron Sheik, and extends its condolences to his family, friends, and fans."

The Rock posted a heartfelt tribute to Sheik, recounting a story back when he was a rookie wrestler.

Booker T also weighed in, offering condolences, writing, "My thoughts and prayers go out to the family of @the_ironsheik. He is one of the very best to ever to do it. God speed."

Actor Ken Jeong also shared a personal interaction he had with Sheik ... saying, "Will never forget when @the_ironsheik checked in at the start of the pandemic. Rest in peace, and much love to his family."

In true Sheik fashion, the last tweet sent from his account, just hours before his passing, was "F*** THE WILDFIRES"

Sheik is survived by his wife of 47 years, Caryl, and his children.

Tupac Shakur's biological father Billy Garland is revealing he initially hated his late son's classic tribute "Dear Mama," because Pac labeled him a "coward" ... and told the world he was dead when he's clearly alive.

He's also not a fan of Hulu's record-breaking docuseries "Dear Mama: The Saga of Afeni and Tupac Shakur" ... as he claims director Allen Hughes tricked him into doing an interview for the project.

The ex-Black Panther recently voiced a gang of gripes with Tupac tribute channel "The Art of Dialogue," where he explained he'd been attempting to find Tupac for several years after being separated, and realized "someone" had lied to him about his existence.

Billy was able to get over the disses in 'Mama,' and now calls the song "beautiful" ... while also claiming he bumps his son's music daily.

Allen Hughes isn't getting the same pardon from Billy, who says he feels FX's 'Dear Mama' blindsided him. He says he didn't know his testimony would be leveraged against the legacy of Afeni.

Billy says had he known Allen's true intentions, he wouldn't have sat done for the interview. He also takes issue with the project's insinuation Tupac suffered from bipolar disorder.

Raul Torras Martinez -- a Spanish motorbike rider -- died after a horrific crash in a Supertwin race at the Isle of Man TT on Tuesday, the event organizers announced.

Raul -- the fastest Spanish rider to ever compete at the event -- was riding between the 16th and 17th mile markers on the final lap of the race when the accident occurred.

The Optimark Racing Team rider competed in 21 TT events dating back to 2017 ... with a career-best 15th-place finish in the 2022 Supertwin race. He earned 18 Bronze Replicas over the course of his career.

Earlier on Tuesday, Raul secured his fastest lap time on the TT Mountain Course in the Superstock race ... reaching an average speed of 125.47 MPH, which put him in 20th place.

Isle of Man TT events are known as some of the most dangerous races in sports history ... with more than 260 recorded deaths since the early 1900s.

"The Isle of Man TT Races pass on their deepest sympathy to Raul’s family, friends, and loved ones," the organization said in a statement.

Raul was 46 years old.

Anwar Megbli -- a player for the U.S. Livorno 1915 semi-pro soccer club in Italy -- tragically died after a traffic accident over the weekend. He was only 18.

The incident happened in Italy on Saturday -- according to local outlets, Megbli was riding on the back of a moped with his friend when they were rear-ended by a vehicle, throwing them to the ground.

Megbli was airlifted to Cisanello Hospital in Pisa ... where he unfortunately succumbed to his injuries. His friend is still recovering in the hospital.

The Livorno semi-pro football club paid tribute to Megbli on Monday ... saying it's mourning the loss of their striker.

"Everyone at the club sends their deepest condolences to his family in this moment of profound sorrow," the team said in a statement.

"Farewell, champ. You will always be one of us."

Megbli was a promising striker in the sport ... and suited up for the senior squad multiple times last season. He previously played for the USD Castiglioncello, which also paid tribute to its former player.

Prosecutors have opened an investigation into the driver of the vehicle that struck Megbli and his friend, according to The Sun.

President Biden paid homage to the late Norma Hunt, mother of Chiefs owner Clark Hunt, who passed away on Sunday ... holding a moment of silence during the team's White House visit to celebrate their Super Bowl LVII win.

The Chiefs visited 1600 Pennsylvania Ave. Monday with heavy hearts, grieving the loss of their matriarch, Norma, wife of late Chiefs founder Lamar Hunt, who died at 85.

The Commander-in-Chief called Norma, who attended all 57 Super Bowls, "one of the most loyal Chiefs fans there ever was," adding her presence was missed during the celebration.

POTUS sent condolences to the entire Hunt family and the Chiefs' organization on his and First Lady Jill Biden's behalf (FLOTUS was in the Middle East.)

2 Chainz is mourning the sudden loss of his beloved French bulldog, TrappyGoHard, his adorable sidekick for nearly a decade.

2 Chainz posted the sad news on Monday and said the loss is hitting him like a ton of bricks.

The Atlanta rap star praised Trappy for his laid-back demeanor, and fondly recalled how he was able to make the pooch a permanent part of his entourage for worldwide treks.

2 Chainz got Trappy from a top breeder back in 2015, and they instantly became a recognizable duo.

The "T.R.U." rapper says he's confident their union inspired fans to acquire French bulldogs of their own, and openly admitted his love for Trappy runs greater than his care for some humans out there!!!

Trappy was a regular on 2 Chainz's "Most Expensive S**t" series and also made frequent cameos in interviews and social media.

Losing a pet can be just like losing a family member in most cases ... and 2 Chainz's dog was a bona fide star.

"Bling Empire" star Anna Shay is dead after suffering a fatal stroke ... TMZ has confirmed.

The reality TV matriarch died Monday, according to her family.

In a statement to TMZ, Anna's family says ... "It saddens our hearts to announce that Anna Shay, a loving mother, grandmother, charismatic star, and our brightest ray of sunshine, has passed away at the early age of 62 from a stroke."

The fam adds ... "Anna taught us many life lessons on how not to take life too seriously and to enjoy the finer things. Her impact on our lives will be forever missed but never forgotten."

After appearing on the first season of "Bling Empire" on Netflix back in 2021, Anna became a huge celeb ... amassing a cult fan following in the process.

Kelly Mi Li, who stars alongside Anna on 'BE' took to IG to share a heartfelt message writing, "You are truly one of a kind and we will miss you forever."

Another 'BE' castmate, Kane Lim, tells TMZ ... "I'm shocked to hear the news of Anna’s passing. We had so many great memories together that were mostly behind the cameras and I’ll keep that dearly in my heart. We had a real friendship. My deepest condolences to her family. She will be missed."

Dorothy Wang wrote on Instagram, "Rest in Peace, Anna. Your generosity, boldness, and fervor for life will forever be celebrated."

Castmate Kim Lee tells TMZ ... "This is such a huge shock. I have so much love for Anna. I know that we had issues on the show but in real life, I had such a great connection with her outside of the show. We saw eye to eye, and she gave me so many words of wisdom I will never forget. There's no one like Anna Shay; she's an incredible and unique person who was beloved by so many people. My thoughts are with her family at this difficult time."

Anna was the wealthiest person on "Bling Empire" ... inheriting hundreds of millions of dollars from her late father, who made his fortune as a defense contractor.

She was married and divorced four times ... and is survived by her son, Kenny Kemp, and her grandchildren.

Anna was 62.
