Josh Flagg is now the proud owner of an impressive Miami Beach pad ... making it clear he's out to grow his property portfolio with a real estate shopping spree.

Sources with direct knowledge tell TMZ ... the "Million Dollar Listing Los Angeles" star and his business partner/best bud Adam Rubin of Carolwood LP are in escrow on the $4.45 million Mediterranean-style villa -- and the 3,309-square-foot home is a beauty.

The property includes some sweet perks like a spa, cabana and obligatory pool ... along with a large outdoor area built for entertaining friends and loved ones.

It looks beautiful as is, but we're told Josh and Adam plan to completely remodel ... and they'll use the finished product as a crash pad when they're in the 305 for business. They clearly wanted it badly, because they dropped cash to nab it!

North Bay Road -- where the home's located -- is one of the most coveted places to live on Miami Beach, with some mansions topping $100 million! Some famous folks who have lived in the affluent neighborhood in the past and present include Matt Damon, Jennifer Lopez, Phil Collins, and Dwyane Wade.

TMZ broke the story, Josh, who's with Douglas Elliman, bought a massive Bev Hills mansion last year for $9.2 mil.

We're told Josh was seen as recent as last week shopping for property in NYC and L.A.

Josh and Adam are co-investors in several deals including commercial real estate and food and beverage establishments like Cha Cha Matcha, Pops Bagels, Zabs Hot Sauce and Happy Hour Seltzer.

"Bling Empire" star Anna Shay is dead after suffering a fatal stroke ... TMZ has confirmed.

The reality TV matriarch died Monday, according to her family.

In a statement to TMZ, Anna's family says ... "It saddens our hearts to announce that Anna Shay, a loving mother, grandmother, charismatic star, and our brightest ray of sunshine, has passed away at the early age of 62 from a stroke."

The fam adds ... "Anna taught us many life lessons on how not to take life too seriously and to enjoy the finer things. Her impact on our lives will be forever missed but never forgotten."

After appearing on the first season of "Bling Empire" on Netflix back in 2021, Anna became a huge celeb ... amassing a cult fan following in the process.

Kelly Mi Li, who stars alongside Anna on 'BE' took to IG to share a heartfelt message writing, "You are truly one of a kind and we will miss you forever."

Another 'BE' castmate, Kane Lim, tells TMZ ... "I'm shocked to hear the news of Anna’s passing. We had so many great memories together that were mostly behind the cameras and I’ll keep that dearly in my heart. We had a real friendship. My deepest condolences to her family. She will be missed."

Dorothy Wang wrote on Instagram, "Rest in Peace, Anna. Your generosity, boldness, and fervor for life will forever be celebrated."

Castmate Kim Lee tells TMZ ... "This is such a huge shock. I have so much love for Anna. I know that we had issues on the show but in real life, I had such a great connection with her outside of the show. We saw eye to eye, and she gave me so many words of wisdom I will never forget. There's no one like Anna Shay; she's an incredible and unique person who was beloved by so many people. My thoughts are with her family at this difficult time."

Anna was the wealthiest person on "Bling Empire" ... inheriting hundreds of millions of dollars from her late father, who made his fortune as a defense contractor.

She was married and divorced four times ... and is survived by her son, Kenny Kemp, and her grandchildren.

Anna was 62.

Fans of the 'Real Housewives of OC' started sounding the alarm when Shannon Beador was hanging with her ex-hubby David despite their tumultuous relationship ... and TMZ's learned their run-in came days after David once again filed to divorce his new wife.

Here's the deal -- Shannon posted a pic over the weekend of the 2 together, and while some took to the comments saying they were happy to see them still being pals, others shared some shock ... especially in light of their explosive 17 years together.

According to legal docs, obtained by TMZ, David filed for divorce again from his new wife Lesley at the end of May -- apparently just days before the chummy picture ... citing 'irreconcilable differences' as the reason for the split and listing May 23 as their day of separation.

TMZ broke the story, David did this same song and dance last year, filing to pull the plug in September on his marriage to Lesley before asking to dismiss the whole thing a month later.

As for the new filing, it's mostly the same as last time -- he says there's a prenup and is asking to terminate the court's ability to award spousal support to Lesley.

Tom Sandoval cheating on Ariana Madix is sorta paying off for her and her friends -- the whole 'Scandoval' thing landed her and Scheana Shay on a baseball diamond.

The "Vanderpump Rules" stars were drafted Saturday by the San Diego Padres to throw out their ceremonial first pitch before a game against the Chicago Cubs ... and they were pretty giddy about the gig.

Ariana and Scheana were rocking matching Padres jerseys and brown ball caps at Petco Park, where Scheana said, "This has been a dream of mine."

As for their actual pitches -- not exactly strikes from either of 'em, but they did reach the vicinity of home plate. Much better than several other celebs we've seen on a pitching mound. Definitely not looking at you 50 Cent. 😉

Mind you, neither Scheana or Ariana are San Diego natives, but you get why the Padres recruited them -- 'VPR' is hotter than ever since Tom's affair with Raquel Leviss came to light.

TMZ broke the story ... Ariana and Tom broke up in March after she learned of the months-long affair.

As a result, the 'VPR' reunion is drawing huge ratings for Bravo, Tom's band is selling out venues ... and Ariana is cashing in with brand deals, "Dancing with the Stars" and now baseball.

Tom Sandoval may be the most hated guy in reality TV, but he sure as hell is king when he's performing onstage ... as evidenced by his latest concert!!

Tom and his crew hit the stage Thursday at Headliners Music Hall in Louisville, Kentucky for the latest stop of the "Tom Sandoval & The Most Extras" tour -- and one eyewitness told us he brought the house down ... with fans showing him a ton of love during his hour-long set.

Throughout the night, he played a number of '70s, '80s and '90s hits ... including "Somebody to Love" by Queen and "Groove Is in the Heart" by Deee-Lite, and the fans ate it up.

Sandoval busted out his go-to moves -- going shirtless and snapping photos with fans, and before the night ended ... he signed "Stay Fancy" in marker on a woman's arm.

Of course, all the love he's getting while performing is a huge contrast to the way things are going IRL.

As you know, the "Vanderpump Rules" star has been in very hot water ever since word got out he was cheating on his longtime partner Ariana Madix with their friend/costar Raquel Leviss.

Naturally, that put a hard stop on their 10-year relationship, and almost all of his cast members have been ripped left and right, in public and on the "Vanderpump Rules" reunion.

Despite all this, we were told he's still selling out shows. You'll recall, his security team kicked out one fan from his Pittsburgh show after she held up a #TeamAriana sign.

Behind this altered image is a Dallas, Texas native who started his first band back when he was fresh out of high school, and even though he's toned down his spikey hair over the years, he's now rockin' a pink-slick 'do!

This guitar-playing-guy first became popular in the early 2000s ... you may have jammed out to his hit song, "On The Way Down" back in '04 or perhaps saw him make a cameo on MTV's "The Ashlee Simpson Show" ... can you guess the star behind the scrambled pic?

Kroy Biermann aced a good parenting test in the midst of his nasty divorce with Kim Zolciak ... and turns out he completed the course before she finished a similar one.

The former NFL star completed a mandatory course in Georgia -- "Parent Education For Separating/Divorcing Families" -- last month and he scored 99% on the quizzes and final exam.

Kroy filed a certificate of completion with the court, obtained by TMZ, and he got his work done before his estranged wife did.

As we reported ... Kim completed a seminar on "Navigating Family Change" on May 25 ... but Kroy's certificate shows he finished his online course May 17, a full week before Kim. BTW ... the course is mandatory for couples with kids seeking a divorce.

Remember, Kroy is asking for sole custody of the estranged couple's four kids ... Kim's asking for primary physical custody, so this is a full-on dogfight.

The course focuses on helping parents make divorce easier on children ... and it sounds like they need to apply the skills they learned.

The divorce has been exceedingly nasty ... with Kroy ripping Kim for what he says is a gambling addiction, while she claimed he's a pothead who needs to take a drug test.

"RuPaul's Drag Race" star Gia Gunn says she has a lot more anxiety surrounding this year's Pride festivities after a swarm of threats toward LGBTQ+ organizations, but she doesn't think that should stop folks from celebrating.

We got Gia at Dialog Cafe Friday in WeHo, where she admitted she's been more cautious this year about going to Pride events -- walking us through her many emotions she's been feeling recently as a transgender woman.

Gia gave us her thoughts about the recent threats surrounding the Mid-South Pride Festival Saturday in Memphis, which, as we reported, is being protested by the Aryan Nations -- but despite the potential risks, she tells us why it's important to still show up.

You'll recall, the Tennessee bash has beefed up security after several threats were made against the org, the performers, and even Festival Director Vanessa Rodley -- who told us she's been working with law enforcement to make sure everyone's safe.

Former "American Idol" winner Samantha "Just Sam" Diaz says their unglamorous return to singing in New York City subways for money isn't the final chapter -- instead, the bounce back is underway.

Just Sam joined us Friday on "TMZ Live" and told us why winning a show like 'Idol' isn't always all it's cracked up to be ... especially under some very unique and onerus circumstances.

While lots of folks, Sam included, look at 'Idol' as a potential golden ticket to fame and fortune ... the non-binary singer says the reality is quite different.

Sam says a perfect storm resulted in their returning to their subway roots to make cash. They won 'AI' at the beginning of COVID, and the pandemic made it virtually impossible to get into the studio and record. Plus, glossing over contracts and blindly signing didn't help either.

Despite initially feeling embarrassed by reverting back to subway busking to eat and pay bills ... Sam says last month's headlines actually helped, because tons of big name artists are reaching out and showing love.

Now, Sam says they have a few collabs in the works, and they aren't afraid to go a different route to make it in the music biz.

Kim Zolciak allegedly assaulted her estranged husband Kroy Biermann and the cops responded to their Georgia home ... but she wasn't arrested.

Two officers arrived at the couple's house in Atlanta on May 4 after receiving a call of a domestic dispute ... this according to the NY Post, citing a police document.

Kroy told police Kim punched him in the head during a heated argument over their assets, but had no visible injuries and refused medical treatment.

Per the police report ... Kroy decided not to press charges against "The Real Housewives of Atlanta" alum despite having a recording of their encounter.

But that's not all ... the report states Kroy locked Kim's pricey pocketbooks and jewelry into a safe, claiming it was all joint marital property. He said he planned to sell the items to offset losses incurred by Kim's gambling addiction, noting she had recently suffered a heavy loss.

On the other hand, Kim told cops she owned all the goods -- totaling $175,000 -- having acquired them before she tied the knot with the ex-NFL linebacker.

The officers checked out the contents of the safe and found some valuables -- such as Kim's passport in a Louis Vuitton case -- but no fancy purses.

Tom Sandoval couldn't contain his anger during the "Vanderpump Rules" reunion, even offstage ... losing his cool when producers blocked him from chatting with Raquel Leviss off camera.

During Part 2 of the 'VPR' reunion, Tom goes off on producer Patrick McDonald, demanding he gets a break to have a private convo with Raquel. He says, "I want to talk to her, like, I don't want a camera in my f**king goddamn face. You're not understanding."

The producer tells him he's able to take a lunch, alone, but says the cameras have to be rolling if any castmates are gathered or talking to each other ... which seems to only upset Tom even more, as he stormed around and yelled, "I'm done filming. I need a break from filming."

TS wasn't taking no for an answer -- he continuously pushed for alone time and threatened to take off his mic.

He angrily added, "I don’t feel relaxed, she doesn’t either. We have to watch what we f**king say. Like, I don't want that!"

It's interesting ... minutes prior to the meltdown, Tom had a one-on-one, on-camera conversation with Raquel, who watched Part 1 and 2 of the reunion from her trailer ... chatting about their cheating scandal and how things played out so far with his ex Ariana and the entire cast.

So ya gotta wonder, what TS might want to say to Raquel that he couldn't say with cameras rolling or other folks around.

The final part of the reunion airs next week, and it's bound to be just as explosive -- Raquel finally gets to address the cast directly for the first time ... and vice versa.

Kim Kardashian isn't oblivious to the masses of people who believe she and her family owe viewers more when it comes to sharing the intimate details of their everyday life ... having a serious convo about the future of the show.

KK got candid with her sister Khloe Kardashian and Scott Disick on Thursday's episode of "The Kardashians" and took the time to address some of the criticism around the Hulu hit.

While says she enjoys reading the feedback, she went on to say at times it can be very brutal. She says "Khloe and I, we give real content. We're sharing every last detail of our lives." She continues, "I talk about me wanting to lose weight and I am brutalized. I am the face of all this criticism."

Kim also gives specific examples ... saying, "There was an article about season 2 that said Khloé didn’t give enough with her Tristan [Thompson] situation."

Kim did fess up to a couple things being more off limits -- like her issues with her ex-husband Kanye West and her most recent ex, Pete Davidson -- saying at times, she just simply didn't want to be filmed.

At the end of their heart-to-heart, the two sisters acknowledged deep down they do love the show and it's been the centerpiece of the entire family empire. Kim admits, "I will always want to film and give our all."

The Kardashian-Jenner clan first appeared on E! for their "Keeping Up With the Kardashians" series in 2007, which ran up until 2021. The 3rd season of "Kardashians" is now running on Hulu.

The "Vanderpump Rules" reunion has made something very clear -- it's not just Tom, Raquel and Ariana who have been deeply impacted by Scandoval -- as Scheana Shay made very clear.

Part 2 of the reunion special ran Wednesday night, where the cast continued to discuss the affair and the explosion it's caused in all of their lives. At one point, Scheana Shay -- who was extremely close with both Sandoval and Raquel -- completely loses it.

Shay says she feels abandoned by two people who she truly trusted, and finds herself experiencing total breakdowns at different points in the day.

To make matters worse, Shay says her emotions have impacted her ability to be a good mom -- and even her daughter is experiencing severe emotional trauma because of the events with Tom and Raquel.

Tom apologizes to Scheana, but the words seem to ring hollow. As for Raquel, she was unable to listen to Scheana's issues up close and personal, as she had a temporary restraining order against her at the time of filming after Scheana allegedly attacked her after learning of the cheating.

As we reported, the restraining order was eventually dismissed -- but clearly, there was some serious damage already done -- restraining order or not.

"Selling Sunset" star Nicole Young is extending an olive branch to her costar Chrishell Stause ... saying she's ready to move past all of the drama, once and for all.

We caught up with the 'SS' newbie at Sunset Plaza, and she opened up about her ongoing feud with Chrishell -- one that made her the target of some very brutal death threats.

Nicole tells us, things went way too far on the show between them. She says, while the drug accusations Chrishell made about her are very damaging, she won't be taking any legal action against her ... adding she's also able to take responsibility for her actions as well.

Moreover, she tells us it's about time they smooth things out, for the sake of everyone and to get back to focusing on what's really important -- i.e. their business.

As we reported, Nicole has been getting death threats and vile remarks in the wake of their heated argument on the show. Chrishell spoke up to defend Nicole on IG, and later told us nothing warrants that kind of bullying.

"Selling Sunset" star Jason Oppenheim is a single man again ... he and his model girlfriend Marie-Lou Nurk have called it quits.

Jason announced the split Wednesday on social media, saying their long-distance relationship was too much to overcome. Marie-Lou splits her time between Los Angeles and Paris, while Jason is anchored in Hollywood.

The now-former couple started dating 10 months ago, first getting together in July during a vacation to Mykonos, Greece. Jason went public with the 25-year-old model back in August, hitting up a premiere for a Netflix show together.

After jet setting around the globe, Jason and Marie-Lou moved into a new luxury condo in L.A. together ... but a few days ago she said she was moving back to France for her modeling career.

Jason says ... "While we still love and care about each other very much the distance between us has proven to be too great a challenge to overcome."

He adds ... "We remain close friends and continue to talk often and support each other and we want the very best for one another. We thank everyone for their support throughout our relationship."
