'RHONY' alum Jill Zarin is wasting no time ripping up her new $3.5 million home ... a lot of money for a fixer-upper, because she's spending millions renovating it.

She scooped up the Boca Raton mansion in July after selling the home she lived in just a few miles away. Jill's new 6,000 square foot home has 5 bedrooms and 5 bathrooms and 26-foot ceilings throughout -- 26-foot ceilings ... insane!

Jill's had a crew of construction workers changing the home from its original Mediterranean look to something more transitional.

She gutted the house and is adding a new chef's kitchen ... with a 5-foot galley workstation. There's a brand new annex bar, marble Napoleon fireplace and even custom tennis-themed bathrooms with racquet-patterned wallpaper.

Jill's also ripping out all the marble floors and installing new windows, among many other things. She's doing an exterior makeover as well, including landscaping which will include the now-obligatory pickleball court.

As for the backyard, it'll get an outdoor kitchen and a new, massive pool.

Teresa Giudice has done both reality TV and a prison stint -- making her the perfect person to offer Todd and Julie Chrisley tips on how to come out the other side new and improved.

The 'RHONJ' star chatted it up with a photog Tuesday at LAX, where she was asked what sort of advice she might offer the patriarch/matriarch duo of "Chrisley Knows Best" ... and as it turns out, Teresa's got a lot of great insight that'll help pass the time.

Watch ... TG says the best thing to do is to stay engaged with their immediate family -- and a lot of that is going to depend on their children coming to visit them, like her family did when she served more than a year back in the mid-2010s for her fraud case.

Granted, Todd and Julie are due to be behind bars for a lot longer than that -- Todd 12 years and Julie 7 -- but even with that ... Teresa says there's more to be done in order to find peace amid the tense situation.

Other recommendations she has ... staying busy, either with a job or through exercise, and keeping your mind active. She also says a good meal might not be so hard to come by -- but it might require them to get their hands dirty.

Camille Grammer's mother, Maureen Wilson Donatacci, has died ... TMZ has learned.

Reps for the 'RHOBH' star tell us Maureen passed away Saturday morning at her New Jersey home while surrounded by family. We're told she succumbed to a long battle with cancer that she fought through courageously.

Both Camille and Maureen have been afflicted with genetic cancers, and each of them have been champions of the cause over the past decade. Maureen was diagnosed with several types of cancer throughout her life -- including ovarian, colon and most recently, bladder.

Maureen was incredibly important to Camille -- as the reality star would often throw up throwback photos of her mom for Mother's Day and other holidays to honor her.

Camille's mother also appeared in a handful of 'Real Housewives' episodes ... including during Camille's Hawaiian wedding to her David Meyer. The fact Maureen was able to make it at all was clearly special to her daughter ... and Mama Bear even got some camera time.

We're told funeral arrangements for Maureen are pending. She's survived by her two children, as well as her grandchildren.

Maureen was 75.

Jen Shah was a no-show for the taping of "The Real Housewives of Salt Lake City" reunion ... TMZ has learned.

Production sources tell us the 'RHOSLC' stars are filming the show Friday in New York City, but Jen skipped out despite being invited to join her fellow costars and Andy Cohen.

We're told the reunion show is still moving forward without Jen ... it's Hollywood, after all, and the show must go on. Our sources say Lisa Barlow, Meredith Marks, Heather Gay and Whitney Rose are on set with Andy.

Jen's got other things on her mind these days ... she's awaiting sentencing in her federal case after pleading guilty to conspiracy to commit wire fraud. She was arrested back in March 2021 and next month a judge will decide her fate -- she's facing up to 14 years.

By not showing up, Jen's also avoiding questions about her counterfeit designer bag collection ... as we first told you, the feds seized a ton of Jen's possessions when agents raided her home, including more than 30 counterfeit luxury bags and around 40 pieces of counterfeit luxury bling.

It appears Jen is home in Utah, hanging out with family ... far from the reunion show taping.

Jen Shah seems to have a thing for counterfeits ... because the feds say they seized a ton of fake designer bags and jewelry when they raided her Utah home.

According to new legal docs, obtained by TMZ, the 'Real Housewives of Salt Lake City' star was sitting on a treasure trove of knockoffs ... including more than 30 counterfeit luxury bags and around 40 pieces of counterfeit luxury bling.

Jen's counterfeit collection included knockoff bags from designers like Chanel, Balenciaga, Hermes, Louis Vuitton, Valentino, Gucci, Jimmy Choo and Fendi ... mostly made in China.

Jen's fake jewelry included pieces claiming to be designed by Bulgari, Chanel, Cartier, Louis Vuitton, Dior, Gucci, Hermes and Tiffany & Co.

The feds seized all of Jen's knockoffs when they raided her home back in March 2021 as part of an investigation into her fraud case.

As part of Jen pleading guilty to conspiracy to commit wire fraud, she was ordered to forfeit $6.5 million to help pay up to $9.5 million in restitution ... and the feds have now released the inventory of the items.

The list does also include legitimate designer purses and jewelry such as bling from castmate Meredith Marks' company -- that will hopefully put a dent in what she owes.

Kathy Hilton's dry lips wait for no one ... as Mariska Hargitay and the People's Choice Awards audience learned when Kathy applied gloss right onstage, and on camera, making for a totally awkward moment.

The "Law & Order: Special Victims Unit" star had just won Best TV Drama Star of 2022 and was in the middle of delivering remarks ... when KH was caught on camera standing behind Mariska, and felt that was the best time to give her lips some shine.

Kathy was up there because she and her other 'RHOBH' costars were the presenters, but we're guessing she didn't realize she was still visible on TV. Then again, the live audience would still see her. So, yeah ... awkward!

There were other standout moments as well, including Olivia Wilde's appearance for her "Don't Worry Darling" win as the Drama Movie of 2022.

OW accepted the PCA with grace ... totally glossing over the film's behind-the-scenes drama -- she made no mention of the beef at the center of it.

She said, "We made this movie in 2020 when many people were not confident that audiences would ever return to theaters if they ever reopened, yet … crew members showed up every single day during a pandemic to make something that they hoped that you guys would show up for. And you guys did show up. And we are so, so grateful."

Khloe Kardashian and Kris Jenner accepted the award for Reality Show of 2022 -- thanking audiences for continuing to tune in and allowing them to live their lives on camera and embracing them on a new network, Hulu.

Another highlight ... Shania Twain's Music Icon Award, which was accompanied by a live performance from her. When she accepted, she said, "This is such a privilege and dream really."

Other winners included Lizzo, who won the People's Champion Award, Adam Sandler as the Comedy Movie Star of 2022, as well as Carrie Underwood winning the Country Artist of 2022.

Cynthia Bailey and Mike Hill are signed, sealed and divorced -- less than 2 months after announcing their split, they've hammered out a settlement ... TMZ has learned.

"The Real Housewives of Atlanta" alum and the Fox Sports anchor wasted no time putting together the divorce agreement -- a Fulton County court judge signed off on it Thursday ... so they're both officially single.

The exes hit their 2nd anniversary back in October -- without celebration, we should say -- and then a few days later announced they were breaking up. In the divorce docs, obtained by TMZ, Cynthia says the marriage is irretrievably broken with no shot of reconciliation, and she accuses Mike of "inappropriate adulterous relations."

As for Mike's side -- he's choosing to remain silent, saying he will not file any response to the allegations. He actually signed the divorce agreement first, on October 20, and Cynthia signed on November 1.

The now-exes made it easy to go their own ways because they never intermingled their finances, taxes or property during their 2 years together.

They had 2 separate homes, which each will keep. They didn't have kids together, and they've agreed neither will pay spousal support. Mike didn't even retain a lawyer!

Cynthia and Mike threw a big lavish wedding, back in 2020, at Governors Towne Club in Georgia -- and the party was featured in season 13 of 'RHOA.'

NeNe Leakes' 23-year-old son is finally home from the hospital ... two months after a frightening medical emergency.

The 'RHOA' star just shared a positive health update on her son Brentt Leakes ... posting videos of him walking out of a hospital Wednesday after suffering both a heart attack and a stroke.

In the videos, Brentt is slowly walking down the hospital hallways as nurses cheer him on and say goodbye as he heads for the exit.

It's a huge accomplishment for NeNe's son ... she also shared videos of his long road to recovery ... because he had to learn how to walk again.

Other photos show Brentt in his hospital bed, hooked up to medical devices as NeNe sits by his bedside.

TMZ broke the story ... Brentt suffered a stroke and heart failure in September and was taken to a Georgia hospital, where he remained until Wednesday.

At the time, NeNe said Brentt was having trouble speaking ... but now she says her son is not only walking again, but also talking.

'Real Housewives' star Lisa Rinna says she'd be down to have anyone on the reality show with her, Kathy Hilton included ... this coming after Kathy said she's not comin' back unless Lisa is out.

We got Lisa leaving Jayde's Market in Bev Hills ... and Kathy's ultimatum doesn't seem to bother her -- saying there isn't a soul she can't work with.

Unclear if Lisa's actually coming back ... mums the word on whether she'll make a return.

As we reported, Kathy called Lisa and Erika Jayne "bullies" after they went ham on her, calling her out for bad-mouthing the cast, including her sister, Kyle Richards. The explosive reunion episodes showed in living color the toll it all took on the siblings.

Erika Jayne's diamond earrings -- bought by her estranged husband, Tom Girardi -- are now on the auction block ... but we're told the estimated value for the jewelry is WAY lower than the 'Real Housewives' star thought.

TMZ has learned ... Erika's earrings have been valued at auction somewhere between $250K to $350K -- obviously way under her purchase price of $750K.

Fans of the show know Tom gave her the earrings as a gift, with money he allegedly stole from his clients over the years ... but despite taking heat over the bling, Erika defended herself time and time again about why she's entitled to keep them.

She even told her costars she wouldn't part with them unless a judge ordered her to do so -- which is exactly what went down. FYI ... John Moran Auctioneers already had a big event, auctioning off tons of items from the Girardi estate ... but this piece of jewelry is set to be sold as part of a separate event next month.

NeNe Leakes' boyfriend is looking to close the book on his marriage ... all while his estranged wife remains embroiled in a lawsuit with his current girlfriend.

The 'RHOA' star's current SO, Nyonisela Sioh, just filed to divorce Malomine Tehmeh-Sioh -- who recently sued NeNe over her relationship with her soon-to-be ex-husband.

In the docs, obtained by TMZ, Nyonisela says he and Malomine have been married since 2016 and have a kid together ... citing their separation date as Sept. 19, 2021. The next part is interesting -- he says they lived separately and haven't resumed marital relations since then, noting the separation from the jump was meant to be permanent.

That could speak to her own legal battle with NeNe ... which boils down to her suing over what she claims was a homewrecker situation -- essentially, accusing NeNe of sleeping with her husband and ruining their marriage ... allegedly causing her emotional distress.

Nyonisela seems to suggest there was no overlap between his separation from Malomine and the new relationship with NeNe. It's unclear, though, when exactly he and NeNe officially hooked up ... they were photographed together as early as December 2021.

Jen Shah's sentencing in her fraud case isn't the only thing she's on edge about these days -- the 'Real Housewife' absolutely lost it during an explosive argument, screaming and cussing on the streets of Salt Lake City.

TMZ obtained this intense footage of Jen and 4 other people having a blowout in downtown SLC ... and you hear Jen scream several times, "F*** YOU!!!"

We're told this heated showdown happened around 9:50 PM on November 5 ... as they say Saturday night's alright for fighting! It's unclear what sparked the dispute, or who the other combatants are, but there's some clear chatter about someone's husband.

There's also one person, not Jen, who hurls a homophobic slur a few times.

You could understand why Jen might be wound pretty tight -- she's about to find out her punishment after copping a plea deal in her fraud case.

As we reported ... Jen went before a federal judge in July and pled guilty to one count of conspiracy to commit wire fraud in connection with telemarketing. As part of her plea deal, the feds dropped one count of conspiracy to commit money laundering, but she could still get up to 14 years behind bars.

At the end of the Saturday night argument, Jen stormed off and our law enforcement sources say cops were not called to the scene.

Porsha Williams has taken a major step forward with her engagement to Simon Guobadia ... and it looks like the couple is super serious about tying the knot.

The 'RHOA' alum and her fiancé got a marriage license back on August 19 in Georgia's Fulton County ... according to public records obtained by TMZ.

Porsha inadvertently showed her wedding dress on social media this week, shocking fans who weren't convinced she would actually walk down the aisle with Simon.

But now we know Porsha and Simon have a marriage license, which they need in order to get hitched, so it appears they really are headed for the alter.

As we reported ... Porsha and Simon got engaged back in May 2021 after dating for only a month, and his ex is one of Porsha's former costars, Falynn Guobadia.

'RHOA' fans know Porsha was previously engaged to Dennis McKinley -- with whom she had a child -- but they split before tying the knot. Her relationship history is a reason why followers of the show didn't think she would actually seal the deal with Simon.

According to the court clerk where Porsha and Simon got their marriage license, there is no expiration date on the document ... we're told the license has yet to be signed and returned to the office.

Cynthia Bailey proudly showed off some fan art, sharing some kind words for the wanna-be artist ... even though they're certainly no Rembrandt.

The 'Real Housewives of Atlanta' star posted a sketch a fan sent her Monday and it's hilarious, though Cynthia's being a lot nicer than the folks commenting on her social media post.

Cynthia says one of her biggest and most supportive fans slid into her DMs asking permission to draw her, to which she said "yes" right away because she was so excited and honored.

When Cynthia got the drawing it wasn't what she expected, but she says she still absolutely loves the artwork, noting ... "it is the love & thought that counts."

The artist behind the drawing apparently runs a 'RHOA' fan page on Instagram, and Cynthia says the artist didn't think she would like the portrait.

Before this baby with 'tude turned into a reality television star and a hot shot real estate agent, she was eyeing the camera and serving an adorable pout while growing up in Beverly Hills, CA.

This brunette babe has 3 younger sisters (who all resemble each other) ... and she has paved the way for them at her step dad's real estate agency. If you're a Real Housewives of Beverly Hills fan ...  you've definitely seen her with her famous momma.
