Adrienne Maloof just inked a deal to lease a mega-mansion with an option to buy it ... for a pretty penny -- TMZ has learned.

Adrienne will be moving to a swanky, gated community in Beverly Hills adjacent, where Charlie Sheen, Paris Hilton and Slash call home.

The mansion is 10,000 square feet, 3 stories, with a theater, library and a backyard that looks like it sits in a resort.

Adrienne is leasing the crib for $20,000 a month, with an option to buy the property outright for a cool $6.5 million. You could say ... it's a downsize, because Adrienne and Paul just sold their even bigger mansion for $19.5 mil.

Gretchen Rossi -- star of "Real Housewives of Orange Country" -- just scored a 3-year restraining order against a man claiming to be her ex-boyfriend ... TMZ has learned.

Rossi just won a big judgment against Jay Photoglou, who went on a campaign to trash her in the media. Photoglou had said he was her ex-BF and insisted he had sex with Gretchen while she was still with her fiance. She says he was telling a pack of lies. The jury awarded Gretchen $500,000 for assault, stalking and infliction of emotional distress.

For safe measure, Gretchen, who was repped by attorney Gregory G. Brown, went back to court to get a permanent restraining order against Photoglou, which she got today. He's required to stay 100 feet away from her and he can't call any of her businesses ... and that includes RHOC.

2:15 AM PT -- Kim's lawyer issued a statement to TMZ ... saying the reality star is "heartbroken and saddened by the derogatory and spiteful statements made by her mother and father, Karen and Joe Zolciak."

Zolciak's lawyer adds, "[Kim] cannot comprehend for what rational purpose her parents have decided to humiliate their grandchildren's mother in such a public display of hatred and fabrications."

It's the latest shot in the nasty family feud between Kim and her parents ... that started when Kim's folks told a Georgia court that Kim was unfairly blocking them from visiting her children.

Kim had fired back in court docs of her own ... claiming her mom and dad are bad grandparents and disrespectful people.

But Kim's dad Joe Zolciak tells TMZ his daughter is full of crap -- "Kim is a pathological liar PERIOD."

"I will not tolerate her trying to make a mockery of my wife or our family any further. We are completely humiliated by all the lies she has put in the media."

In fact, Joe says Kim is an unstable parent and a bad role model -- "She has been married twice and has three different fathers of her four children. Let's face the facts."

"Real Housewives of Orange County" star Gretchen Rossi has scored a massive payday in her endless lawsuit against a man who claimed to be her ex BF -- who she sued for defamation -- because a jury just awarded her $500,000 ... at least.

As we reported, Rossi sued Jay Photoglou for defamation and other things back in 2010 -- claiming he trashed her in the media.

It went back-and-forth forever, but today, a jury decided in Rossi's favor -- awarding her half a mil in damages. Jay got squat.

Gretchen may still get more money too if the jury decides to award her punitive damages as well.

Paul Nassif wasn't lying when he claimed his 6-year-old son sustained hand injuries by falling off a carnival ride ... this according to carnival workers who filed an injury report that completely backs Paul's story.

The question ... was Adrienne Maloof lying when she told Children Services Paul abused the kid?

TMZ obtained the report, filed by two carnival workers moments after Christian injured himself on November 11.

According to the report, the carnival workers ... Christian "jumped off steps of ride exiting, fell on his hands." And that's how he was injured.

The report adds, "[Christian] wiped his hands off and didn't seem very concerned."

According to the report, the injuries to Christian's hands were nothing but a "slight scrape."

The account flies in the face of the story Adrienne told to the L.A. Dept. of Children and Family Services -- that the child was injured when Paul kicked him.

Adrienne was concerned Christian suffered broken fingers -- but the report says he was so unfazed, "he continued to ride other rides."

DCFS is currently investigating.

The 6-year-old son of Dr. Paul Nassif and Adrienne Maloof was taken to the ER this morning for injuries to his hand ... but there are conflicting stories as to how the child was hurt ... and now L.A. Child Services is involved.

TMZ has learned ... Adrienne took 6-year-old Christian to Cedars-Sinai Medical Center in L.A. early Monday morning ... and told doctors she was concerned he had several broken fingers.

Sources tell us ... Adrienne told the doctors the injury occurred while Paul was watching the boy ... when they were playfully kicking each other and Paul pushed the kid to the ground, causing the injury.

We know ... Paul spoke with social workers after Adrienne made the allegations ... and told the officials he NEVER kicked his child.

Sources say Paul told the social workers the injury occurred at a school carnival -- when Christian fell off of a funhouse step ... and hurt his hand. Paul told officials the nanny was watching the child at the time, while he was buying tickets.

Sources tell us the agreement was reached after both families stepped in to help mediate ... with Paul's brother, Chris Nassif, and Adrienne's brother, Joe Maloof leading the charge.

Of course, money COULD have been a major issue ... since they're both incredibly wealthy. But sources close to the former couple tell us the two hammered out a deal that will allow them to each keep the assets they brought into the union ... and split everything else they acquired during the marriage right down the middle.

As for custody of the couple's 3 sons ... we're told Adrienne and Paul agreed to a deal that is "very close to 50/50 custody."

It's over as fast as it started ... Adrienne Maloof and Paul Nassif have settled their divorce ... TMZ has learned.

As you know ... the 2 were locked in a battle royale ... restraining orders, vicious accusations and a lot of bad blood.

But in a joint statement obtained by TMZ, Paul and Adrienne say, "We're happy to announce we have reached agreement on a settlement," adding they are both pleased.

They go on, "There has been so much untrue negative innuendo and destructive rumors beyond our control ..."

In the statement, which we got from their rep, Jim Yeager, Adrienne and Paul say, "We want the best for each other and we're confident we can help each other make a continuing positive impact with our children."

They go on, "Our goal is for our children to have stable and nurturing relationships with both of us so we can all find as much happiness as possible."

They end with this ... "We appreciate the good wishes we continue to receive from our supporters around the world."

Lee Najjar -- who was known on "Real Housewives" as Kim Zolciak's mysterious ex-sugar daddy "Big Poppa" -- was arrested in Atlanta this week ... TMZ has learned.

Najjar was taken into custody by the Fulton County Sheriff's Dept. on November 6 ... though it's unclear why he was arrested.

According to law enforcement, Najjar has since been released from custody.

Najjar has developed a reputation as a fame whore ... especially when it came to flaunting his wealth. Back in 2009, he showed off his ATL mansion on an episode of MTV's "Teen Cribs" ... and then funded Kim Z's ridiculous spending sprees back when he was nailing her.

9:42 AM PT -- We've learned ... Najjar had a bench warrant out for his arrest for failing to appear in court to face allegations he failed to maintain a storm water system at one of his properties.

Former NFL star Bob Whitfield has 21 days to fork over $75,000 to his reality star ex-wife Sheree Whitfield for overdue child support ... or else.

According to legal docs obtained by TMZ ... Bob admits he failed to make 38 monthly child support payments of $2,142 to the "Real Housewives of Atlanta" star ... more than $81k.

Bob claimed he simply didn't have the money -- and had asked the court to lower his obligation ... but that was denied.

Now, the two sides have struck a deal in which Bob has agreed to hand over $75k before Nov. 11 ... or face the consequences in court.

In addition to the $75k, Bob has also agreed to pay $1,000 per month for the next 12 months -- before reverting back to the original $2,142.

There are absolutely ZERO PLANS to bring Danielle Staub back to "Real Housewives" ... despite her meeting with Andy Cohen ... this according to very well-placed sources.

TMZ posted footage of Staub exiting a meeting with the Bravo honcho earlier this week ... and she hinted that a possible return to the "Real Housewives of New Jersey" could be in the works.

But network sources tell TMZ ... Staub left such a bad taste in the mouths of producers when she was fired from the show back in 2010, that there's NO WAY they would even consider bringing her back.

Kim Zolciak's two young daughters have sworn under oath ... they DO NOT want to be forced to spend time with their grandmother ... claiming she's nothing but a disrespectful old lady.

The kids are responding to a lawsuit filed by Kim's mom Karen Zolciak -- who wanted the court to FORCE Kim to let her spend time with her granddaughters.

In her docs, Karen had claimed Kim cut her off from the kids back in 2011 ... simply because she used an off-limits indoor bathroom instead of a porta-potty at Kim's televised wedding to NFL player Kroy Biermann.

Now, Kim's kids -- Ariana and Brielle Zolciak (ages 11 & 15) -- have submitted sworn affidavits to the court ... in which they beg the judge to shut Grandma down, explaining, "We both love our grandparents, but due to their actions at the wedding of [Kim and Kroy] ... we have grown apart."

The girls say they have no real desire to see their grandparents ... and insist they have too much going on in their lives to be forced to hang with Granny for overnight visitations.

In the docs, the girls also fire back at Grandma's claims that Kim pushes them into the spotlight -- saying, "We do not live a crazy or abnormal life. We are not forced to appear on television with our mother."

The girls -- and Kim -- are asking the judge to throw out Karen's case. Kim also wants her mom to pay for her legal costs.

Gonna be a fun Thanksgiving.

THE B*TCH IS BACK ... well, almost ... 'cause Danielle Staub says she had a meeting with Bravo honcho Andy Cohen yesterday and claims they totally talked "Housewives."

Staub -- who was booted from "Real Housewives of New Jersey" in 2010 -- was in NYC with her daughter yesterday when she told us about the sit-down with Cohen.

"It was a general meeting," Staub says ... adding, "There was a lot of talk about everything -- including Housewives."

As for rumors that Staub ALREADY has a deal in place to return to the show, Staub says it's bogus ... nothing is official ... yet.

But if she does return, it's gonna be great -- 'cause it's clear she still HATES her former castmates. When we asked if she's spoken to any of the women, Staub shot back -- "No, I have absolutely no interest in speaking to any of them."
