Burt Reynolds was able to live out his final years at his longtime Florida estate thanks to a loving landlord who helped him out of a financial crisis.

Here's the backstory -- Burt sold his home in 2015 to his friend and neighbor Charles Modica after years of money woes and a decade-long struggle to unload it, but Charles allowed him to stay there for the rest of his life ... similar to Hugh Hefner at the Playboy Mansion.

Modica tells TMZ ... he bought Burt's pad with the intention of letting the legendary actor continue living there, because moving would have been traumatic. Modica says he always respected Reynolds for all the good he did in Florida, so he charged him relatives pennies in rent. In fact, Modica says he doesn't even recall the exact amount -- his accountant handles it -- but it was a super small sum.

As for the waterfront property ... Charles has no plans to sell. Fact is, it's a good investment.

Burt bought the estate back in 1980 for $700k, and later lived there with his then-wife, Loni Anderson. He put it on the market in 2005, and it was priced all over the place -- as high as $15 million -- before he sold it in 2015 to Modica for $3.3 mil. Modica says it's now worth somewhere between $4 and $5 mil.

The 3.4-acre estate has a 12,000 sq. ft. main house and a 2-bed guesthouse, a movie theater, a pool decorated with the FSU logo, a dock on the water and a helicopter landing pad.

As we reported ... Reynolds died of a heart attack Thursday in Florida. He was 82.

Beyonce spent her 37th birthday reflecting on what 36 meant to her -- also known as ... living her best life.

She's been celebrating her big day all week in Italy, and just posted these pics of the trip. Yes, she and Jay-Z are living the high life while floatin' around on a yacht, but Queen Bey still took time to do what we commoners do on birthdays ... cut some cake!!!

The singer summed up her last year, saying ... "I became a new mother of 3. I breastfed twins. I renewed my vows with my husband of ten years. I came back home to the stage to do Coachella, after pregnancy. Then my husband and I released our album together, Everything Is Love."

She goes on, "And we’ve been touring with our family around the world, and loving it. This year has been monumental for me. I thank God for everyone in my life. Thank you for all the positivity and for the beautiful birthday wishes. I’m looking forward to continuing to learn from my past, living in the present, and surrendering to the future."

Nicki Minaj, Kendall Jenner and Cardi B weren't literally rocking baggage at New York Fashion Week events ... but they did bring enough beef to create palpable tension.

The model and rappers were just a few of the celebs flocking to NYC for the NYFW spectacle -- Bella and Gigi Hadid, Adriana Lima, Tom Hanks, Rita Wilson and the list goes on and on.

But, it's interesting to see Nicki, Kendall and Cardi all in the same city with so much drama surrounding them. As you know ... Cardi's been dissing Nicki, who went after Kendall's sister.

And then there's Kendall ... who just last month said she's "selective" about the runway shows she chooses and blasted others, saying, "I was never one of those girls who would do like 30 shows a season or whatever the f*** those girls do." Awkward.

It's unclear if the trio came close to coming face-to-face. They were at different events -- Cardi was at Tom Ford's show, Nicki at ELLE & IMG's party and Kendall at 1 OAK.

"Gilligan's Island" star Dawn Wells is severely down on her luck -- nearly $200k in the red -- and she's seeking financial aid from Gilligan fans ... TMZ has learned.

Dawn famously played Mary Ann Summers on the iconic TV sitcom, but according to a friend who launched a GoFundMe she's desperately in need of money so she can move into an assisted care facility.

The friend tells TMZ ... Dawn broke her knee this year, and was already recovering from a major surgery where she suffered complications. According to the fundraising page, she's been struggling since losing almost everything during 2008's banking crash.

The GoFundMe page says Dawn, who's now 79, needs to be moved to a smaller assisted living home that caters specifically to people in the film/TV industry, but the facility won't accept her because she's $180k in debt. The friend tells us Dawn has no family and has already lost her home.

Jay-Z's no Instagram hubby, but he's playing one for Beyonce in Italy.

Jay and Bey are in Sardinia Wednesday, the day after her 37th birthday. They jumped on a boat and headed to a hotel restaurant for a lil chow down. On the way there, Jay admired the picturesque views. Italy looks good too.

Even Sardinia's blue waters gotta take a backseat to Beyonce celebrating her bday. The Hive would demand it.

The cook-off pits anyone who's up for it to put their chili talents on the line ... a panel of judges decides which bowl is most worthy ... and which bowls aren't.

It's really more like a carnival, with lots of rides for the kids. Simon brought his son and protege, 4-year-old Eric. Kourtney brought her kids as well.
