California Pizza Kitchen co-founder Larry Flax has closed the deal on his estate in Beverly Hills ... and while the final sale price came in lower asking, he's still walking away with a ton of bread.

Our real estate sources tell us Larry's compound sold Wednesday for $34.4 million ... it's a markdown from his original $48.5 million asking price, but still impressive.

The nearly 3-acre property is in the same super exclusive neighborhood as the home Mark Wahlberg sold in February for $55 million, and this one is just as beautiful.

The estate comes with a 5-bedroom, 8.5-bathroom main house, plus a 2-bedroom, 2-bathroom guest house -- overall there's 14,239 square feet of living space, and the amenities are incredible.

Luxury is displayed right off the bat ... a motor court runs up to the French Chateau-styled mansion, and the foyer has a golden dome and a sweeping staircase.

The estate has a library with a marble fireplace and built-in bar, and there's a room just for silver, crystal and fine china.

In the gourmet chef's kitchen, there's a baking area, butler's pantry, wraparound granite island, commercial appliances and a walk-in refrigerator ... plenty to make a meal for a dining table that seats 20 people.

Oh, and there's a 1,800-bottle wine cellar that's visible from a separate fireside dining area.

The family room features floor-to-ceiling French glass doors, limestone-clad walls, a marble fireplace and a built-in bar ... with views opening out to the 70-foot swimming pool.

Billy Porter has three things for the Hollywood studios, producers and executives he blames for the strikes ... venom, rage and a little bit of grace.

The actor was at LAX Friday when a photog asked him about the unnamed studio exec who was quoted as saying studios are purposefully delaying negotiations with the writers and actors "until union members start losing their apartments and losing their houses."

Billy unloads ... he says he's already losing his home, and his financial situation is why there are strikes in the first place ... though he's not quite going full Ron Perlman here.

Getting emotional, Billy says the strikes aren't a game ... and he's trying to have some grace about the situation he and others in Hollywood find themselves in.

At the same time, Billy says he's tried to bite his tongue because he knows all that's going to come out of his mouth is venom and rage, which he fears will not be useful to the strike's end goal.

Billy also seems to reference some of his recent interviews, like the one where he slammed Harry Styles' Vogue cover and called Anna Wintour a bitch.

For Billy, he says he's just telling the truth and is getting dragged as a result of keeping it real.

Jake Paul just released the ultimate flex on his haters ... dropping a rap video bragging about his massive wealth and success -- and he recorded the whole thing during Nate Diaz fight week!!

The Problem Child shared the visuals for his new track, "Witness," on Friday ... and he put his luxurious toys, boxing career and love life on full display.

The 3-minute project includes footage from fight week and highlights from his win over Diaz -- and as it turns out, Jake even recorded himself mouthing the words to the song inside the ring after the match.

As for his fighting, the 7-1 pugilist spits about working harder than ever and still being hungry for more, despite all his achievements ... and how Cleveland couldn't handle his vision.

Paul even shows off his girlfriend, Dutch speed skater Jutta Leerdam, in the vid ... saying, "Gon' marry the queen of the Netherlands" as he holds her hand.

Britney Spears isn't just losing her husband in the wake of Sam Asghari filing for divorce, she's also losing her strongest supporter ... and there's no family around her to pick up the pieces.

Sources close to Britney tell us ... Sam is fully out of her life. He had moved into his own place before he filed for divorce Wednesday.

Britney is again estranged from her entire family. As we reported, her mother, Lynne, visited in May and it looked like the 2 had patched things up. But sources with direct knowledge tell TMZ, that relationship has soured again, and they are once again not on speaking terms.

She's not speaking with her siblings or her dad, and we're told there are no friends around to support her. Her children have moved to Hawaii, without saying goodbye. She hasn't spoken to them in a long, long time.

As one source put it, "She has one confidant, [her manager] Cade [Hudson]. Then there's her security team, and after that her support system falls off a cliff." We're told her mom and other family members are very worried.

As you know, her conservatorship had doctors, specialists and a team to make sure her day-to-day ran smoothly ... that's all gone now. She's alone in her house.

It's unclear who will step up and help Britney, as we're told she just isn't capable of handling things on her own, but it will need to happen soon.

As for her book -- set to drop in October -- Britney signed off on the final copy a few weeks ago, and it's still set to release ... but obviously, won't include the split drama.

TMZ broke the story, Britney and Sam split after just 14 months of marriage, and he filed divorce docs just hours after we published. Sources tell us Sam moved out last week after a blowout fight where he accused Britney of cheating -- though we don't know the validity of those accusations.

Sam's currently living on his own, away from Britney ... and that's what scares her loved ones the most.

The home where Aaron Carter died has officially sold ... and the bathroom where the singer's body was found has been completely remodeled.

Christie Limpus of Berkshire Hathaway HomeServices held the listing, and tells TMZ … Aaron's Lancaster house closed Wednesday for $765,000. You'll recall, it was put on the market in April for just under $850k.

We're told the bathroom got a big facelift, although no photos are being shared of the remodel. The purchase was a probate sale because Aaron died without a will ... and Christie says the keys are being handed over to a happy family.

TMZ broke the story, the money made from the sale was going directly to Aaron's estate, and into a trust for his 1-year-old son, Prince. Remember, Aaron bought the place in 2019 for $430k, and actually put it on the market about a month before he died.

Joe Jonas and Sophie Turner are lighter in their real estate portfolio, but heavier in their pockets as they just sold off their beautiful Miami home.

The two purchased the home for $11 million about a year ago, listed it for $16.995M and eventually sold it for $15M. Definitely an impressive profit over such a short period of time, but they also reportedly did some renovations on the pad, so you gotta account for that too.

The lucky owners of the 10,400 sqft home will enjoy its tall ceilings, renovated kitchen and a ton of windows to take in all that Miami sunshine.

Rick Ross is officially moving to Miami Beach's secluded Star Island ... closing on a $35 million home smack in the middle of the celebrity hotbed.

The rapper closed the deal Monday on his latest real estate splash ... a 6-bedroom, 9-bathroom mansion with all the bells and whistles.

Rick's new 40,000-square-foot pad is decked out with a heated pool, entertainment room, summer kitchen and plaza deck terraces opening up to the beautiful waterfront, plus a 40-foot dock.

The boss' new neighbors are just as impressive ... we're talking huge stars like Jennifer Lopez, Shaquille O'Neal and Diddy.

As we first reported ... Rick has been eyeing the place since July, and he's planning a major renovation to fit the palace to his liking.

So, the $35 million Rick just plunked down to buy the place is just the start of his investment.

Tyrese wants $1 million from Home Depot because he believes a cashier racially profiled him, and his whole exchange with her -- including a FaceTime call -- was captured on video.

The 'Fast & Furious' actor just filed the lawsuit on Thursday, but the incident went down back in February at a Home Depot in L.A.'s San Fernando Valley. In videos shot by Tyrese's team, the actor/singer explains to the cashier that he had authorized his team members to use his credit card to complete a purchase, but the cashier wouldn't let them.

Tyrese was not physically in the store at the time ... he says he left because too many customers were recognizing him, so he left his team with his credit card. The problem for the cashier -- as she repeatedly explained to Tyrese, who had FaceTime'd her -- is that she needed photo I.D. to go with his credit card.

He told the cashier he was just in the store 5 minutes earlier, and seems to be insinuating ... 'You can see my face, you know it's me, Tyrese.'

When the cashier insisted she needed his I.D., Tyrese did a little name-dropping as he threatened, "Should I have the CEO of Home Depot call you tomorrow? Because he's my neighbor in Atlanta."

The cashier never backed down, and Tyrese ended up going back to the store to complete the purchase, but not before having a lengthy standoff with the cashier and her manager.

In the lawsuit, obtained by TMZ, Tyrese he and his 2 team members -- Eric Mora and Manuel Hernandez -- have been in that Home Depot on "many occasions" over the years.

Tyrese says he's seeking $1 million, because that's how much he estimates he's spent at Home Depot over his lifetime. If that sounds like a lot, keep in mind ... he made some huge home improvements at the pad he sold last year -- dude built his own Benihana-style grill in the backyard!!!

He also wants punitive damages on top of the $1 mil.

For its part, Home Depot says, "Diversity and respect for all people are core to who we are, and we do not tolerate discrimination in any form. We value Mr. Gibson as a customer, and in the months since this happened, we've reached out to him and his attorneys several times to try to resolve his concerns. We will continue to do so."

It's unclear if Tyrese has discussed his grievances with his Atlanta neighbor.

Two of the people behind some of biggest movies in history are selling their Malibu estate ... and the place looks like heaven on earth.

Legendary Hollywood filmmakers Frank Marshall and Kathleen Kennedy just put their 4-bedroom pad on the market for $18.5 million ... and it's the house 'Star Wars' and 'Indiana Jones' built.

Nearly every room in the 3,989-square-foot-home boasts beach and ocean views, including the primary suite, which features its own fireplace and a spa-style bathroom, plus a walk-in closet.

The estate has all the bells and whistles ... an infinity pool, fire pit, outdoor BBQ and dining area, as well as an outdoor shower.

TikTok star Lexy Burke and her country singer hubby Austin Burke are super shaken after a bullet ripped through their Tennessee home.

Austin tells TMZ ... he was sitting on his couch Sunday night while Lexy was upstairs taking a bath when they both heard gunshots ... and then they felt their house rattle.

He says they checked their surveillance cameras and heard a gun being loaded, cocked, and fired. He called police, who came and quickly discovered a bullet hole in the home's exterior.

TMZ obtained a photo of the bullet hole ... as well as home security footage in which you hear the gun discharge. You can't see who fired the shot in the video.

Police in Nashville tell TMZ ... officers responded to the couple's home over the weekend for a shots fired report. We're told no arrests have been made and the case remains under investigation.

Austin tells us it's "incredibly unsettling" knowing someone fired a gun at their home in the middle of the night with his pregnant wife inside. He has no idea who did it.

Lisa Marie Presley's oldest daughter, Riley Keough, is now the one and only in charge of her mother's estate ... this after settling with her grandmother, Priscilla Presley.

An L.A. County Superior Court judge signed off Friday, so Priscilla is officially out of the picture.

Riley is now a substantial owner of the Elvis Presley Graceland Estate, but according to the settlement, Priscilla will be allowed to use it as her final resting place. TMZ broke the story, during negotiations between Priscilla and Riley, Priscilla wanted to be buried right next to Elvis, which would have displaced Elvis' mom and dad. Remember, Priscilla was divorced from Elvis at the time of his death.

As we reported, Riley paid Priscilla millions to back off from challenging who administers Lisa Marie's trust ... a trust which benefits Riley, along with Lisa Marie's twins, 14-year-olds Harper and Finley.

A massive set piece from Kanye West's "Donda" concerts is going up for auction ... and it's something that holds a ton of sentimental weight for the rapper.

Jason Levy, president of The Levy Recovery Group, tells TMZ … they were hired by the production company for Ye's "Donda" tour to sell the replica of his childhood home that was on display at his listening parties.

We're told the building's now sitting in a warehouse in the Chicago area, broken down into parts. The live auction's going down at the beginning of October, and the winning bidder has the option of having the production team reassemble the house for a fee.

We're told the item's so unique, there's no telling how high the bids will go. The Levy Recovery Group in conjunction with ZiffCap is running the auction process.

You'll recall, Kanye held concerts for "Donda" & "Donda 2," the first at Soldier Field in Chicago in 2021 and the second at LoanDepot Park in Miami in 2022 ... and the centerpiece was the house that he grew up in with his late mother, Donda West.

It was rumored he would take the music -- and the recreated Donda house -- on tour, but that never happened.

Betty White's former L.A. home -- where she lived for decades -- has been wiped off the map ... and now a massive new building is rising up in its place, totally changing the lot.

The late actress had a relatively modest Brentwood property -- modest for A-list celebs, at least -- but the new mansion being built on the same piece of land is a big departure from Betty's style ... as seen in photos of the new construction.

Tom Sandoval and Ariana Madix are avoiding making any eye contact these days, according to him ... which is obviously a challenge considering they're still living together.

Aaron Rodgers doesn't just have a new football home, he's got a new crib, too ... the Jets superstar quarterback dropped nearly $10 million on a brand new, gorgeous New Jersey estate!

The $9.5 million, 8-bedroom, 10-bathroom pad is located in Montclair, NJ, according to Daily Mail, which broke the story ... and was just recently built in 2022.

The 4,000-sq.-ft. house, which sits on about 2 acres of property, is located about 10 miles from Met Life Stadium where the Jets play on Sundays.

Records indicate the home, which was originally listed for $11 million, sold at the end of June.

Themba Gorimbo's days of living in the gym are over -- the UFC fighter now has his own place to call home ... thanks to an incredible gesture from his idol, Dwayne "The Rock" Johnson.

The movie superstar and WWE legend surprised Themba at his gym in an emotional meetup last week ... holding up on a promise he made after hearing the mixed-martial artist's story about fighting with just 7 dollars to his name.

But, as it turns out, their interaction at the gym was just the beginning of their special time together ... 'cause Themba's hero had something else up his sleeve (even though he wasn't wearing any).

Here's how it went down -- The Rock initially said they were going to meet up with his friend, Jay, at his apartment in Miami ... but once they got to the pad, Themba would soon find out there was no "Jay."

After walking around and seeing framed family photos all over the place ... Themba quickly realized he was standing inside his new apartment!!

"I was so moved by your story," The Rock told Gorimbo. "When I found out you were sleeping on the couch in the gym ... now there's no more couch sleeping. This is your house. Welcome home!"

"Now you can bring your kids here, man, your family. This place is yours. You don't have to think about anything. The only thing you think about is your family, getting them over here, getting them with you, training, and becoming a champion."
