Mauricio Umansky -- the real estate tycoon who's married to Kyle Richards -- has a spooky story about selling the house Michael Jackson died in ... and if you don't believe in spirits, then explain what you're about to hear!

The 'RHOBH' husband and The Agency CEO joins us on "TMZ Live" Monday with a story that's in his new book, 'The Dealmaker' ... a story about selling the Holmby Hills estate where MJ died back in 2009.

For starters ... how is it that Mauricio locked up the house tight as a drum and, when he came back, the window in the room where Michael passed was open and music was playing? And if you don't believe that, listen to how it happened a second time.

That's all well and good, but he tells a story about what appeared to be a broken chandelier that gave the buyer cold feet. MU threw a Hail Mary to Michael, and his prayer was answered ... scoring an $18.1M sale back in 2012.

Akon on Michael Jackson Wanted To Open Music Schools ... We Had Big Plans For Africa

Akon says he and Michael Jackson were discussing plans to open a number of music-focused schools across Africa ...  which got tragically derailed with the death of the King of Pop.

We got Akon in New York City and he told us about a concept he and MJ came up with back in the day ... a series of music universities in Akon's home continent.

Akon says he and Michael wanted to supply students with instruments, infrastructure and industry advice to hone their skills ... because as he and MJ discussed, there was -- and still is -- a lot of undiscovered talent in Africa.

Sadly, Michael died in 2009 before he and Akon could break ground on any schools ... but Akon says it's something he still wants to make happen in the future.

Michael Jackson Estate Sues The Walt Disney Co. You've Got Balls For Exploiting MJ's Kids!!!

The people who manage Michael Jackson's estate say The Walt Disney Co. has some nerve for profiting off the tears of MJ's kids and stealing a bunch of its property ... all to make a shoddy TV special they claim never came close to documenting Michael's 'Last Days.'

The estate just sued The Walt Disney Co. claiming copyright infringement and saying it never had permission to use a bunch of its footage for its "The Last Days of Michael Jackson" TV special ... which premiered last week to more than 5.5 million viewers.

In docs, obtained by TMZ, the estate claims Disney's lawyers told them they were making a documentary, so use of the MJ clips was fair game. But the estate calls BS ... saying the special "did not focus on his last days ... rather it was simply a mediocre look back at Michael Jackson's life and entertainment career."

The estate goes on to claim Disney jacked a bunch of MJ's songs -- including recordings of "Billie Jean" and "Beat It." The estate says Disney even exploited MJ's kids when they aired Paris Jackson's heartbreaking remarks about her father at his 2009 memorial service. The estate says it's never licensed that footage for commercial use.

The estate says it was never approached by Disney about the making of the TV special, much less asked for permission to use its intellectual property. The estate says that's ironic since Disney goes to great lengths to protect its copyrighted characters ... citing how Disney once sued a couple on public assistance for $1 mil when they dressed up as an orange tiger and blue donkey that looked too close to Tigger and Eeyore.

Estate attorney Howard Weitzman tells us, "Can you imagine using Disney’s intellectual property – like Mickey Mouse, Cinderella, Star Wars, The Avengers, Toy Story, and so many other works – without asking Disney’s permission or getting a license? The Estate has no choice but to vigorously protect its intellectual property, which is the lifeblood of its business.”

The estate is suing for profits Disney made off the special and other damages. We've reached out to The Walt Disney Co., so far no word back.

Paris Jackson 'My Dad Was Murdered'

Paris Jackson says Michael Jackson was murdered and there were a lot of people who wanted him dead.

Paris is on the cover of the latest Rolling Stone mag, and said all signs point to murder, adding, "It was a setup."

Without saying it, she insinuates Dr. Conrad Murray was a patsy for someone who wanted her dad dead. She says Dr. Murray caused Michael's dependency on Propofol, despite the fact that Jackson had been abusing the drug long before Dr. Murray entered the picture.

She says Michael would tell her people were "out to get him," saying, "They're gonna kill me one day."

She also has harsh words for AEG Live, which was producing Michael's tour when he died. She says, "AEG Live does not treat their performers right," adding, "They drain them dry and work them to death." She says she's "scared" for Justin Bieber because of the way they're working him.

Michael Jackson Death Trial AEG Live On the Ropes

It's pretty shocking ... but Katherine Jackson may have taken a giant step today toward convincing a jury AEG Live was negligent in protecting Michael Jackson just days before his death.

AEG Live honcho Randy Phillips had trouble explaining to Katherine's lawyer why he thought MJ "looked really good" in a meeting 5 days before his death when a photograph taken a day before the meeting clearly showed otherwise.

The photo shows a smiling Jackson but someone who looked gaunt and pale. On top of that, there is testimony that producer/director Kenny Ortega and others were alarmed over Jackson's health.

In the days preceding his death, Jackson had missed rehearsals and was sweating profusely. He also seemed out of it.

As for how Phillips reconciled his statement with other evidence, he said, "I was confused as anybody."

Here's the deal ... This case was AEG's to lose. AEG could have made it simple and just said they assumed MJ was being properly cared for by the doctor MJ handpicked. But AEG has gotten a little too cute, painting a picture that the jury may not be buying.

Short story ... Propofol aside, if the jury believes AEG unreasonably pushed MJ like a circus animal, they could be in beaucoup trouble.

MJ Anniversary -- The Flying Helicopter Flower Dump!

With the two-year anniversary of Michael Jackson's death approaching -- one helicopter company is giving fans the chance to pay their respects ... by raining flowers down around Neverland ... mid-flight.

The 30-minute Channel Island Helicopter flights are set to take off June 24th and 25th -- exactly two years since Jackson died after a Propofol-induced cardiac arrest.

During the flight, passengers are encouraged to honor the late entertainer by chucking his favorite flower -- a red rose -- out of the helicopter mid-flight ... over nearby Zaca Peak.

A rep for the helicopter company tells us -- fans are super excited for the aerial tour ... saying they feel it will bring them "closer to heaven" ... and closer to Michael.

Fans Pissed Over Televised 'Michael Jackson Autopsy'

Michael Jackson fans are scrambling to stop the Discovery Channel from broadcasting a gruesome reenactment of MJ's autopsy ... calling the whole thing an "affront to human dignity."

TMZ has learned ... fans have already collected nearly 1,500 signatures -- all demanding the network pull the plug on a special entitled "Michael Jackson's Autopsy" ... in which MJ's bloody autopsy is expected to be reenacted in gory detail.

The fans behind the petition call the documentary "an affront to human dignity" -- adding, "This type of sensational and unscrupulous reporting can only cause harm."

The petition states, “We ask the directors of the Discovery Channel programming to proceed with the outright cancellation of this indecent documentary.”

The doc is scheduled to air January 13th in the UK.

Dr. Murray: Please Hold ... MJ is Dying

Dr. Conrad Murray was on the phone with his girlfriend as Michael Jackson was dying ... sources connected to the case tell TMZ.

We've learned Dr. Murray was on a cell phone with his girlfriend from Houston between 12:03 and 12:13 PM on June 25, 2009 -- the day Jackson died.

Sources say the girlfriend told LAPD detectives about 5 minutes into the call, she heard Dr. Murray abruptly drop the phone and then heard him administer CPR. The girlfriend said there was no indication Dr. Murray knew anything was amiss before dropping the telephone.

Sources say the girlfriend does not know if Murray was in the room with Jackson when he called her or if he walked in just before realizing MJ was in deep trouble.

The bodyguard called 911 at 12:21 PM, approximately 13 minutes after Dr. Murray dropped the phone.

It has been widely reported Dr. Murray was on the phone for 47 minutes before calling 911. It appears those calls were actually made before Dr. Murray realized Jackson was in distress.

Jackson Family Member: Movie Is 'Riveting'

Finally a member of the Jackson family is speaking out about the Michael Jackson movie "This Is It" -- up to now the family has either been silent or negative about the flick.

But Jackie Jackson -- who saw the movie on Thursday night -- liked it a lot, telling TMZ:

"My brother's movie 'This Is It' is truly riveting. Michael is electrifying! We get a glimpse of a true genius at work. His passionate message for healing the world, saving the planet and our children's futures is something he was always striving for in his lifetime."

So far Katherine Jackson is unmoved -- we hear she will not see the movie.

Jackson Family Finally Scores 'This Is It' Tix

Michael Jackson's family has just gotten a cache of tickets to "This Is It" -- but not everyone is going.

We've learned Sony reps gave 60 tickets to Katherine Jackson's assistant last night at a special screening for the movie. We're also told Jackie Jackson, along with some of Michael's nieces and nephews, also attended and enjoyed it.

No word on why it took so long for the Jackson's to get the tickets, because Sony had been saying for more than a week they had already been delivered.

We're told Katherine and La Toya have both said they're not going to see the movie. We're told Michael's 3 kids want to see it.

The Mistake in Michael Jackson's Will

Michael Jackson's 2002 will has a mistake in it, TMZ has learned -- but it looks like a case of no harm, no foul.

As we first reported, according to the will -- dated July 7, 2002 -- it was signed in Los Angeles. But Randy Jackson told TMZ Michael was in New York City on that date.

Randy thinks the signature on Michael's will is a forgery. But Howard Weitzman, the lawyer for the estate, tells TMZ the signature is valid and the witnesses saw Jackson put pen to paper.

We've now confirmed Jackson definitely signed the will in New York City on 7-7-02. So the reference to Los Angeles is clearly a mistake.

Our sources say the person who wrote "Los Angeles" is one of the witnesses to the will and simply forgot where he was.

This mistake will not invalidate the will. Ironically, if the will were declared invalid, the prior 1997 will would be probated. Just like the 2002 will, the 1997 will creates a trust. We've learned the '97 trust -- just like the 2002 trust -- leaves the same percentage to the same people: Katherine Jackson gets 40% for her lifetime, MJ's kids get 40% and the remaining 20% goes to charity.

By the way ... guess who one of the executors is in the '97 will? John Branca.

Jackson's Will -- Randy Says Not MJ's Signature

Randy Jackson claims Michael Jackson could not have signed his 2002 will, because he was 2,475 air miles away from the place the document was supposedly inked.

According to the will, it was signed on July 7, 2002 at 5:00 PM in Los Angeles. Randy Jackson tells TMZ he has proof MJ was in New York from July 5 through July 9, on a campaign against Sony honcho Tommy Mottola, claiming Mottola had a thing against Black artists.

The lawyer for the estate, Howard Weitzman, tells TMZ the witnesses to the will were face-to-face with Jackson when he signed the document. Weitzman would not say if the will was signed in L.A., even though the document refers to Los Angeles.

The intimation -- the will may actually have been signed outside of L.A. even though it says Los Angeles.

The plot thickens.

UPDATE:
TMZ spoke with Al Sharpton's rep, Rachel Noerdlinger, who confirms Sharpton and Jackson were protesting Mottola in NY together in 2002 on July 6th and July 9th.

As the for the key date -- July 7th -- Sharpton's rep released the following curious statement:

"We have reason to believe that Michael may have been in NY on the 7th and Rev. Sharpton will address this after he discusses it with the Jackson family."

Michael Jackson's estate lawyers want the judge to lay down the law once and for all ... John Branca and John McClain have broad powers to make decisions for all things MJ.

The attorneys filed legal papers today asking the court to put in writing what the judge said earlier this month -- outlining what Branca and McClain have authority to do as Special Administrators.

The judge gave the duo broader powers than they had initially -- but lawyers for Katherine Jackson have kicked up some dust.

Randy Jackson: Money, That's Not What I Want

Everyone expected the Jacksons to wage internal war over who gets what part of Michael's estate ... but Randy Jackson claims they already have enough money.

Randy was reacting to our story yesterday -- revealing that Katherine Jackson's 40% cut of Michael's estate will go directly to MJ's three kids when she dies. That means the kiddies will end up with 80% of the estate -- the remaining 20% goes to charity. So Michael's bros and sisters will inherit nada.

Here's Randy's take:

"The family is fine with it. Who cares about the money? We have enough money. If I cared about the money, I'd be doing a reality show and doing interviews."

Conrad Murray's Car in LA -- Is The Doc Driving?

TMZ obtained a photo of Dr. Conrad Murray's car -- the same one that was towed away from Michael Jackson's house the day MJ died -- speeding down the 405 Freeway in Los Angeles on Saturday.

We've confirmed it's the same car -- and the agency that shot the photo insists it's the good doc behind the wheel.
